Today, the group is involved in the planning, initiation, and execution of more than 2,200 housing units across Israel, alongside over 100,000 square meters of commercial and office space. In the field of urban renewal, the company is advancing approximately 1,300 housing units, while its total construction scope stands at about 230,000 square meters. Behind these numbers lies a story of tradition, long-standing partnership, and gradual, controlled growth.
It All Began in Even Yehuda
The roots of the group are anchored in the early 1970s, when the Shponder and Fadlon families each operated separately in the construction and development sectors. For years, both families built professional reputations in their respective fields, but the most significant chapter was written by the second generation.
Roy and Ido Fadlon, alongside Erez and Shai Shponder, grew up together in Even Yehuda. They were neighbors, childhood friends, and partners long before becoming business partners. In the early 2000s, each continued developing the family business, but over time the understanding emerged that combining forces would create a significant advantage.
The first breakthrough came with the establishment of the American School in Even Yehuda - a complex execution project that marked the beginning of deeper collaboration. In 2013, the two companies merged into a single group, combining a development arm with an execution arm and providing a full end-to-end framework - from land acquisition and planning to execution and delivery.
One of Shponder & Fadlon’s key characteristics is the integration of development and in-house construction. While many companies rely on external contractors, the group has developed a strong execution arm over the years, holding an unlimited contractor classification (G5), enabling it to participate in large-scale, complex projects.
A significant part of the group’s growth in the past decade stems from its execution company, which allows it to handle complex engineering projects in both the public and private sectors.
“My father had a centralized entrepreneurial approach: He would start and finish one project before moving on to the next,” says Roy Fadlon. “Our approach was to expand activity and grow into additional areas of the industry. We established a construction company - Fadlon Construction - that operates in the public sector and specializes in complex engineering projects that few contractors in Israel know how to execute. At the same time, we significantly developed the group’s entrepreneurial arm, which today advances residential projects in places where we identify potential. These characteristics better define the new generation - broad vision, openness, and long-term strategic thinking.”
The combination of development and execution allows the company better control over quality, timelines, and the entire process. In addition, the group maintains a conservative financial policy and provides buyer guarantees through closed bank financing for each project - a concept that, according to the company, offers purchasers a significant layer of security throughout the process.
Growing in Urban Renewal and Income-Generating Real Estate
In recent years, the group has significantly expanded its activity in urban renewal. The company is currently advancing more than 1,300 housing units in various projects, relying on decades of experience in construction and development.
The company explains that its entry into the field was gradual and calculated, with careful selection of projects, consultants, and professionals. The goal is to advance urban complexes efficiently and quickly, while maintaining transparency, construction quality, and strong human relationships with residents throughout the process.
Alongside urban renewal, Shponder & Fadlon continues to expand its income-generating real estate activities. The group develops and builds commercial, leisure, and mixed-use complexes in high-demand areas and holds tens of thousands of square meters of commercial income-generating properties.
Another area in which the group invests significant resources is green construction. All of the company’s projects comply with Israeli Green Building Standard 5281, and since 2020, its residential projects have been built at a stricter two-star level. The company emphasizes that this is not a passing trend but a worldview aimed at reducing environmental impact and providing residents with a healthier, more energy-efficient, and higher-quality living environment.
From Idea to Reality
If there is one project that best symbolizes Shponder & Fadlon’s journey, it is not a residential project but “Fadlon Shponder House” in Netanya. The office and business complex in the Poleg area bears the names of the founding families and has become a symbol of the connection between family tradition and innovation.
“I think this is one of the projects that best represents us,” says Ido Fadlon. “The project is located in the metropolitan area where we grew up and operated over the years, and it is no coincidence that we chose to name it after ourselves. The naming reflected out-of-the-box thinking and a desire to symbolize a groundbreaking project, innovation, and a new beginning. For us, this is a project that tells the company’s story.”
Today, the group’s activity extends far beyond a single project. In recent years, Shponder & Fadlon has expanded into several key demand centers in Israel, with each project reflecting a different aspect of the company’s worldview.
In Hod HaSharon, for example, the group is building BLEND - a boutique project located on one of the last land reserves in the city’s western area. The project includes only three buildings with 30 housing units, emphasizing privacy, space, and quality of life, with up to two apartments per floor. Alongside advanced specifications and proximity to schools, parks, and leisure centers, the project reflects the company’s approach to creating an intimate and upscale living environment for families seeking quality of life in the heart of the Sharon region.
At the same time, in Kfar Saba HaYeruka, the group continues to establish a long-term presence. After successfully populating the LOVE project and “Nitzanim BaYeruka,” it is now advancing LOVE 2 - a project including approximately 180 housing units in five buildings. The group’s total activity in the neighborhood already amounts to about 364 units in 10 different buildings, alongside the construction of a Holmes Place country club complex. The company views this as an example of its strategy to create a meaningful presence in areas where it identifies stable long-term demand rather than isolated opportunities.
In Be’er Ya’akov, the company chose to highlight another aspect of residential development. The START project, consisting of 221 housing units, combines modern construction with a broad community-oriented concept. Alongside towers and apartments, the project includes shared spaces such as a gym, game room, community garden, and even a private cinema for residents. Located in the new HaShikma district, as part of the city’s rapid development, the project reflects the company’s belief that residential life does not end at the apartment door but includes the surrounding community life as well.
Despite its nationwide presence, one of the projects closest to the hearts of the group’s owners is located precisely where it all began. The “Gallery” project in Even Yehuda, which includes 100 housing units in the new northern neighborhood of the town, brings Shponder & Fadlon back to its starting point. The project is currently under construction, with about 81% of the units already sold, and it combines new residential environments with extensive development of parks, commerce, and employment areas. For the group, this is more than just another project - it is an expression of the ongoing connection to the place where the two founding families grew up.
A look at these four projects illustrates the evolution Shponder & Fadlon has undergone over the years: From a local family company to a real estate group operating simultaneously in residential, commercial, income-generating real estate, and urban renewal, while adapting each project to the character of the community, location, and changing market needs.

Despite the scale of operations, the partners emphasize that the foundation of the group’s success remains unchanged: Trust.
“The most important part of partnership is trust,” says Roy Fadlon. “We can disagree, argue, and make different decisions, but when there is a strong family foundation, there is no fear of damaging trust. It allows us to focus on execution rather than relationships.”
Erez Shponder adds that alongside business expansion, balance must also be maintained. “Working with family is a great foundation for trust and commitment, but it is also important to know how to separate things. When we leave the office, we try to be with our families and focus on them. Ultimately, the family behind the scenes gives us the support, balance, and strength that allow us to continue creating, initiating, and growing.”
More than five decades after the first foundations of the two family businesses were laid in Even Yehuda, Shponder & Fadlon continues to build on the same values of professionalism, responsibility, and long-term thinking. What began as two local businesses has grown over the years into a multi-disciplinary real estate group operating in residential, commercial, urban renewal, and execution - while maintaining the family connection that has accompanied it since day one.
