Ad 120 has opened a new luxury senior living complex in Modi’in, marking the company’s fifth protected housing facility in Israel and an investment of some NIS 600 million, the company announced.

The 42,000-square-meter complex includes 250 housing units and is built around what the company describes as Israel’s first longevity center for senior residents. The center offers residents personalized programs focused on physical health, cognitive training, nutrition, wellness, community life and personal meaning.

The new facility is located in Modi’in’s city center neighborhood, near Anaba Park, Azrieli Mall, the train station and cultural and leisure centers. Apartments in the complex include two-room, two-and-a-half-room and three-room units, all with balconies. Residents are also offered private parking and storage rooms.

At the center of the project is Ad 120’s Longevity Center, which includes a cognitive training studio, personalized nutrition programs, an AI-based fitness room, a heated indoor semi-Olympic pool, a jacuzzi, a Pilates studio, music and ballroom dancing studios, movement and dance rooms, yoga, Feldenkrais and water-based activities.

Each resident will receive a personal longevity program tailored to individual needs, the company said.

The complex also includes a restaurant and bakery, sports and spa facilities, a rooftop area, a residents’ lounge, community gardens, a clinic, a physiotherapy center, commercial areas, a synagogue and additional communal spaces.

Chef Shahaf Shabtay, the chef behind Pop & Pope in Tel Aviv and culinary chef for Arkia Airlines, will serve as the culinary consultant for Ad 120 Modi’in and will design the menus for the restaurants in the complex.

Ad 120 CEO Tomer Rosenberg said the opening of the Modi’in complex was a major step in the company’s expansion.

“We are proud and excited to open Ad 120 Modi’in, the network’s fifth complex and our flagship project in the field of longevity housing in Israel,” Rosenberg said. “This is a mega-project that brings a new standard of housing to seniors in Modi’in and the surrounding area, combining high-level designed apartments, a luxury environment, an active community and a professional longevity center that provides a broad framework for strengthening the body, mind and spirit.”

Rosenberg added that the company is also building a new facility in Kiryat Motzkin and plans further expansion to additional areas.

The Modi’in complex was designed according to biophilic principles, which emphasize the connection between people and nature. The design includes natural light, organic materials, open spaces, greenery and indoor-outdoor connections. Green areas in the complex include an orange grove on the first floor, a vineyard on the second floor, a flower garden on the eighth-floor terrace, a lemon grove on the ninth floor and a herb garden.

The company said the project also emphasizes the use of technology to improve residents’ quality of life. A digital and media center at the entrance to the complex is intended to help residents use new digital tools, stay connected with family and friends, and remain updated.

Ad 120 was founded in 1992 and operates protected housing facilities in Modi’in, Ramat HaHayal in Tel Aviv, Hod Hasharon, Rishon Lezion and Kfar Saba. The network is owned by Shapir Engineering and Phoenix Holdings. A sixth facility is under construction in Kiryat Motzkin, with future expansion planned for Nes Ziona, Jerusalem and Kiryat Ono.
